Former Member of the: Barreau du Quebec Law society of British Columbia, Realtors Care Award 2008-2009

Meet Arnold Shuchat, B. Comm., MBA, LL.B. B.C.L.

Originally from Montreal, Quebec, Arnold Shuchat moved to Richmond, B.C. in the early ’90s. Licensed under the Real Estate Services Act since 2004, Arnold brings his years of experience as builder, tax and litigation lawyer and business owner to the benefit of his real estate clients.

An experienced real estate industry service provider once remarked, “Nobody ever went to university to study how to become a Realtor”. However, Arnold has dedicated his life to continuously learning. He holds a B.Comm., LL.B. and B.C.L. from McGill University and an MBA from the Richard Ivey School of Business at the University of Western Ontario. He has recently completed the Watson’s Governing With Intention Program and the Not For Profit Governance Course from the Institute of Corporate Directors which assists in his efforts as a Corporate Director with the not-for-profit Boards upon which he serves.

Arnold has been awarded the prestigious Realtors Care Award for community charitable work from the Real Estate Board of Greater Vancouver for two years (at the time, 4 Realtors out of some 9000 members).

More recently, Arnold volunteered to organize a community grass roots movement in Richmond to combat the noxious emissions from a regional composting operation. From a petition, to a Facebook page “Stop the Stink in Richmond” to 3 weeks of hearings and the Environmental Appeal Board, Arnold lead his group to a successful closing down the offensive operation and their work resulted in the highest fines ever procured in an environmental case in British Columbia.

Living by the concept that when two people meet, a third should benefit, Arnold is always open to new challenges which can benefit community endeavors.

When he is not working or spending time with his family, Arnold can be found at either a hockey arena as a goalie or player, or in a yoga studio recovering and preparing for another game. For the last 2 years, Arnold has been a Mentor for REACH Canada’s Venture Capital Program, working with startups and property technology companies (proptechs) seeking to establish their niche in Canada and beyond.

Most recently, Arnold has consulted with and supported ISTHEREENOUGH.ORG and ImpactLaunchpad.com with respect to its pre-seed capital financing and by working as an Ambassador for the organizations in their quest to rewrite the rules of capital and collateral procurement for social impact investing.

A sample of what his clients have written:

“I am a lawyer and an executor of an estate that included several rental properties in Vancouver. I am located in Florida and the Estate arose soon after the onset of Covid. I was not able to go to Vancouver to visit the properties and had to rely on the Property Manager. We were introduced to several real estate agents including an experienced professional who owned similar rental properties in the same complex. Although Mr. Shuchat had the same information as the other agents he brought forth a plan to maximize the value for us, as owners and we decided to proceed with him as our agent.

The marketing of the 10 properties involved some significant marketing and strategic listing of several properties on a staggered basis in the same complexes to avoid having them compete with each other. Mr. Shuchat managed that process spectacularly so we could sell the properties in a deliberate and timely fashion.

In my 35+ years in practice, I have dealt with dozens (if not hundreds) of real estate professionals and Mr. Shuchat was by far the best agent I have dealt with. It is also remarkable since he had to interact the Property Manager, our Local Lawyers and numerous tenants, all with the restrictions associated with a pandemic. Can you imagine what it is like to market and show a tenanted property to a prospective buyer during Covid? Yet, he was respectful and diligent in the whole process.”

“I first met Arnold about 15 years ago when he convinced me to stop renting commercial space and to buy my own building. That decision was one of the most significant business investments for me and my family. Now, years later, I am able to confidently delegate to him my real estate agency requirements whether or not I am in town. While I was away, Arnold managed the entire leasing process including coordinating the retaining of a lawyer and reviewing the leases and offers to lease. This relationship has blossomed into a great and trusting friendship and I am happy to recommend him with confidence to anyone needing the best real estate representation.”

“I am a lawyer and, with respect to the property sold, the court appointed Administrator of the Estate that owned the property. The result achieved, the prompt and effective communication, Arnie’s professionalism, the ease with which the transaction was effected, and Arnie’s understanding of the legal requirements of an Estate sale made the transaction simple and seamless.”

“I had met Arnold before a couple of times in different settings, well before I engaged him for this sale. His forthrightness and “to the point” nature are qualities I value highly in anyone I work with, and major factors in why I had him handle my slightly unconventional situation. I had received conduct of sale to sell a borrower’s property, and Arnold’s familiarity with the process helped things go smoothly and expediently, especially with the additional legal paperwork required in the process. I highly recommend Arnold if you are looking for someone who is going to provide meaningful and pragmatic advice, be direct and open with communications, and be on top of things the entire time.”

“Arnold Shuchat was my broker for a previous purchase, although the transaction was many years ago, after only a few minutes of speaking with Arnie I knew he would be my choice again. I was entirely impressed with his attentiveness and willingness to do whatever was needed, no matter the time or effort to complete all the requirements of the sale process. His dedication was above and beyond. Arnie’s sincere wish to make my home purchase dream come true was apparent in every conversation and meeting. I never doubted my decision. Arnold Shuchat made my experience one to remember and recount proudly to others. He took my worry, stress and concerns upon himself, remaining positive and confident from beginning to end.”

“When the government and the industry forbids open houses, discourages viewings due to CoronaVirus, tenants can’t be evicted and the stock market has crashed you need the best darn Realtor to sell your home and to represent your interests. Arnold Shuchat pulled a rabbit out of a hat for us! The property was not even listed for sale on the MLS but he deduced, that the customer for our house, if there was one, would probably be a professional developer or a builder. So he sniffed them out and found one. That was only half the battle! Amid the chaos in the market over the past three weeks, the buyer attempted a few times to negotiate a better deal for himself. But, Arnold Shuchat, very professionally, used every attempt by the buyer to rewrite, to actually lock him further into the process until there simply was no alternative for the buyer, but to remove subject conditions and complete. At the 11th hour, due to Arnold’s suggestion, we even got our tenant to give notice, which clinched the deal! We are ecstatic with the result and happy to highly recommend Arnold Shuchat!”

“It was no easy task finding us our forever home. We believe that Arnie had our back every step of the way. (and it was a long journey) While we never dreamed of building a home we are 100% confident that we are in the perfect location for us. Thank you Arnie for always being professional and creative.”

“There were a lot of moving parts to the sale of my house and the purchase of the new one. I found it very stressful at times but Arnie was great at both answering my questions and making sure that he gave me realistic advice on the best ways to move forward. This also included talking about the realities of the current real estate market place to make sure that I could make informed decisions. In the end, everything went very smoothly and I am thrilled with the final outcome. In the two months that went by from the start of entering into negotiations until we got everything done, I felt like I was Arnie’s only client. All calls/texts/emails were responded to almost instantly and we were in constant contact throughout. He was very particular about answering the many questions that I had and making sure that I was clear as we went through each step. I would highly recommend Arnold Shuchat to anyone buying or selling a home. He has the highest level of integrity and has the most thorough knowledge of the Richmond Real Estate market. It was very helpful having him represent us on both the buying of our new home and the selling of our old home and there was the highest level of trust working with him.”

“Arnold had kept me informed of the local market conditions, and we kept in contact for a few years. We saw the great job he did with our neighbor’s home, how it was fixed up and made to look for the sale, and we were impressed with how well it showed and how fast it sold. Arnold’s internet marketing got our property page 1 exposure on Google within 2 days. We had over 70 groups through the home, and in under a week, we had a signed offer at a great price after getting 7 offers. The biggest difference for us was the amount of traffic that was generated compared to last time. We believe that this was why we got such a great price. We are an elderly couple, and Arnold made our job much easier by organizing all of the cleaning crews, maintenance companies, and decorations. That was great. Chinese is our first language, and some people told us that an Asian Realtor would be best. We had no issues with language or communicating with each other. We tried the other route 3 times without success, and this experience with Arnold was excellent. Having a ready-to-go team working with our Realtor really simplified things. We had everything organized weeks before Opening Day. We worked so well together as a team under his direction, and we did everything he told us to do. In the end, our sales price beat out all of the other sales for similar properties by 10% during that same time. We had also tried to sell our property for 5 months the year before and for 2 and a half years before that but never got an offer in writing. Everything seemed to be over the phone. Our final price was some $350,000 more than what the oral offers were the last three times we tried to sell! Not only were we happy with the results, but we had fun working with Arnold. WE both would highly recommend Arnold to our family and friends.”
